Staging your home? Here are some considerations about how to stage a home

Staging a home refers to the process of preparing a property for sale by making it more attractive and appealing to potential buyers. The goal of staging is to create a welcoming and visually appealing environment that allows buyers to imagine themselves living in the space. Here are some tips for staging a home:

  • It’s advisable not to be overly gender-specific when decorating shared spaces. Ideally, living rooms and master bedrooms should have a universal appeal that is attractive to all individuals, regardless of gender.
  • Eliminate any staging elements and decor that appear to be too gender-specific. Opt for a neutral paint color on the walls and select bedding and accessories that enhance the overall color scheme.
  • Don’t risk jeopardizing your deal due to loose boards. An aging deck can be a significant liability, particularly if it has loose boards or railings that could potentially cause splinters or trip someone up. Refresh your deck by replacing any rotted boards, lightly sanding, and staining the surface. Spruce up the deck furniture by cleaning it and adding some new pillows to inject some life into the area. Enhance the space by incorporating fresh potted plants and attractive place settings to create an inviting atmosphere, perfect for entertaining.
  • Avoid going for a dark and gloomy atmosphere. While some buyers may appreciate a cool and cozy vibe, dark and dreary spaces typically aren’t desirable. To create a more inviting ambiance, raise the blinds, draw back the curtains, and switch on all the lights. Add lamps to dimly lit areas. No one ever complains about a house being too bright, so aim to make your home as bright and airy as possible.
  • Avoid confusing potential buyers. Each room in your home should have a clear purpose, and it’s important to stage them accordingly. Remove any excess furniture and aim to create a focal point in each room. Even if you have successfully used a room for multiple purposes in the past, don’t assume that buyers will want to do the same. Instead, create the impression that each room has a specific function and that all the space is being used precisely as intended.
  • Avoid creating unpleasant odors. While pets and delicious food are enjoyable, buyers don’t want to be reminded of them during a house viewing. If you have pets, it’s likely you will need to shampoo old carpets, which may have a noticeable odor even if you don’t detect it. Additionally, consider applying a fresh coat of paint to help neutralize any lingering smells.
  • Avoid overspending on staging or renovating. Don’t assume that you can accurately predict the finishes or upgrades that the future owners will prefer.
  • Address the necessary repairs and replacements, but don’t go too far beyond that. It’s crucial that the home appears clean and well-maintained, rather than being at the forefront of home improvement trends.
  • It’s okay to add some stylish accent pieces if you prefer, but be sure to limit them. Keep in mind that the goal is to eliminate clutter. Additionally, try to avoid purchasing an abundance of new furniture to stage the space. A stuffed home is a turn-off to buyers. Instead, consider paring down and simplifying, or renting staging furniture if necessary, but prioritize saving your budget for your new home.
