What is the difference between DFWCityhomes Flat Fee MLS Listing Service and other flat fee listing services?

Our Flat Fee MLS Listing Service is turnkey. We meet you at your home and see your home and establish a face to face relationship with you.

Professional Signage, Pictures, Representation are the big differences –  I know when I am representing a buyer and showing homes, seeing great pictures online and an agents sign out front of the home is a symbol of professional representation. There are many do it yourself MLS listing services that only advertise the home and do not help represent the seller. They show up in MLS as “Limited Service (FSBO)” listings and they put the seller’s phone number in the listing as the contact for questions and sometimes requesting showings. 

All DFWCityhomes MLS Listing Services include Full Representation. We never share your confidential information with another party without your express permission. You never have to talk to a buyer or buyer’s Agent unless you want to.

The primary difference of our FLAT Fee MLS Listing Service and traditional full service is you host your own open houses and you show your own home to non-represented buyers. Both, low probability sources of buyers. 

With other Flat Fee MLS Services, although not explicitly stated, when an offer comes in it is assumed the seller will understand contracts and represent themselves in the negotiation. It also suggests be prepared for an over priced home and lessor staging and condition. To the buyer’s real estate agent making an offer on the home they step into a situation having an ethical duty to represent the best interests of both parties.

This is a difficult ethical situation as both buyer and seller can end up relying on one agent for contract interpretation, facts and opinion. As a buyers agent I find myself passively steering away from those homes because it is a lot more work and risk. To some agents they see it is an easy opportunity to manipulate a seller and construct a more one-sided deal on their own behalf and client. Either way limited service FSBO listings are a red flag that it could be a messy deal and require a lot more work.

A primary difference is our listing services include professional pictures. Most other Flat Fee Services require the Seller to take their own pictures.
