How do I hold my own open house?

Open house times are usually held Saturday or Sunday in the early afternoon. 1-3 or 12-2 or 2-4 or something like that are the common times. It helps if other open houses are going on in the same area at the same time. Get the house clean and put your best foot forward. Have flyers ready for handouts.

Go pick up some open house signs that are the ones that you can write on. For maximum exposure, put them out up to 5 days or so in advance or solely at the time of the open house. You want at least 3 or 4 of them with arrows leading to your house from one or more main thorough fares. Put the address, date and time on them if you can fit it all in. Try to place them on public spots next to street signs, behind backyard walls etc. Avoid places where the homeowners would pick them up. Put one or more in your yard with the date and time of the open house on it. Don’t forget to pick them up after the open house ends.

When you hold your open house make sure you have flyers to give out. The flyer for your home can be found in your Transaction Room or you can request one by email. You might have a sign in book if you wish to follow-up with everyone. Most of your traffic will come from the street and yard signs. Neighbors are a good source of leads.

Your best source of guests are those looking for homes in the internet. Send us an email to let us know in advance the time and day for the open house to advertise on MLS, Realtor.com, Zillow, broker websites, etc. and we will set it up. 

Put your best foot forward for curb appeal for both the open house and any prospects. Cut the grass, and consider washing front of house with hose or power washer. It might be too costly to repaint but you can get matching exterior paint at HD or Sherwin Williams and touch up any bad spots. If you want, put some balloons out on your sign during the open house to catch people’s attention. Some agents put out a US Flag to dress up the front. Also new bedding and flowers are eye-catching and pretty. And, fertilize and water your lawn to get it green.

Last but not least important, there have been some theft reports of listed homes. It is important to be mindful of protecting valuables and any documentation that could lead to identity theft. If you have a vault or a fire safe box, keep all important documents as well as valuables in it. If prescription drugs are in the house, keep them away from plain sight. When holding an open house you can have buyers sign-in, write down car descriptions, license numbers and physical descriptions of prospective buyers as they arrive.
