Should I make repairs to sell my home?

Making minor repairs before putting the house on the market may lead to a better sales price. Our standard contract gives buyers the option to negotiate an unrestricted right to terminate the contract for a negotiated time frame. Often this is 5-10 days during such time the buyer has the home inspected and back out if numerous defects are found.

Once the problems are noted, buyers can attempt to negotiate repairs or lowering the price with the seller. Any known problems that are not repaired must be revealed as a material defect in the Sellers Disclosure. You do not have to repair the problem, only reveal it and the house should be appropriately priced for that defect.

Buyers might be turned off by small problems that can be easily fixed. Going through a home and finding simple things like broken lights switches, light bulbs not working, cabinet and closet door knobs missing, tell the buyer you might not really care about the property and have not taken care off it. Fix those easy things to make a better impression.
